MAXIMUM OCCUPANCY - The maximum number of overnight guests is limited to TEN persons. Please be upfront about the number of guests in your reservation. We operate on a very transparent basis and desire the same from our guests. Thank you in advance for your understanding and cooperation. You will be charged an additional $100 dollars for unapproved late checkouts. This is a NO PARTY venue. We have families living next door, behind and in front of our house and we wish to respect them. There is absolutely NO SMOKING allowed in the house. If you must smoke, it must be outside, and no closer than 4 feet from the house and we have provided ashtrays and a cigarette butt trash receptacle outside for that specific use. A violation of this rule will result in an additional $50 charge. Quiet Hours are from 10p.m. to 6a.m on Sunday thru Thursday and 11p.m. to 6a.m. on Friday and Saturday. Late/Emergency Cancellations -- Please be advised: the host will not be financially responsible and thus will not issue refunds for cancellations made 1) for nonrefundable bookings 2)on or after the date specified in the cancellation policy. Last minute weather issues, family emergencies, travel plan changes are unfortunate, but a risk that the renter is liable for should they occur. Therefore, we highly recommend you purchase travel insurance. We will not entertain exceptions to the rule so be advised. We are operating a single Air Bnb business and last minute cancellations are difficult and often unlikely to rebook. The owners are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. Owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. At the end of the TERM, guests should leave the house in the same condition as it was found. If you used the kitchen, pleases place dirty dishes, pots and pans, and utensils in the dishwasher. Tenant will be held liable for any damaged or missing items. If damage is noted upon check in, please notify owner via air Bnb immediately.

Guests will have full access to the entire property, including all rooms and amenities, ensuring a complete and comfortable experience. The only exception is the owner's closet, which is for private use. Enjoy the entire space to yourselves and make the most of your stay!
